STAGING FAQ'S...
My
house isn’t worth the extra cost of “professional staging”…
Even
spending under $400.00 for a half-day staging should net a
seller thousands in return and will likely speed the sale
based upon statistical data. Unless a house is valued under
50K, the argument of worth is invalid.
The
housing market is good and my house will sell without being
staged.
It’s
true. Every house will sell eventually. Even if a
house sells quickly in a good market, it may not sell for
the amount it would have sold for had it been professionally
staged. Professionally staged homes statistically sell on a
conservative average of 6%+ more.
I don’t
need a “professional home stager,” I’ll just do it myself.
In most
instances, home sellers can’t successfully stage their own
homes. Why? Because we tend to view our homes just as we
do our children…familiar and flawless. It is also very
difficult for a home seller to “disconnect emotionally” when
staging their own homes. It’s hard to change something that
you are emotionally connected to and therefore you won’t be
able to stage objectively. Not to mention most home sellers
don’t “stage” homes for a living. That’s what professional
home stagers are for and that is where the greatest return
on investment comes in.
Homebuyers can just use their imagination and visualize
their own things!
Only 10%
of home buyers can actually visualize the potential of a
home. This is why it is so important that a vacant home be
professionally staged. Buyers cannot visualize a home’s
size or scale without furnishings and will not be able to
visualize living in that home.
